How much does it cost to finish a 100, 120, 150 or 200 m² apartment? This table is computed by the Tashteeby engine from real quantities and current Cairo material prices, for four finish levels, and refreshes automatically with every price update.
Finishing an apartment in Egypt in 2026 starts at about 424,727 EGP for a 100 m² Economy finish and reaches about 1,246,852 EGP for 200 m² at Ultra. A 150 m² apartment at Standard costs about 683,567 EGP, i.e. 4,557 EGP per m².

Where does the money go? Cost split for a 150 m² Standard apartment
Plumbing with its sanitary ware and electrical work come close to half the cost of any Egyptian apartment, with tiling next. That is why negotiating mixers, sanitary sets and tiles matters more than negotiating paint.

What separates the four levels
The level changes the materials, not the quantities: the same metres and the same number of points, but ceramic becomes porcelain, Moski wood becomes Azizi or Aro, the Chinese door becomes Turkish and the sanitary ware moves up a grade. That is why the gap between Economy and Ultra reaches roughly 70% on the same apartment.
What the number includes — and what it doesn't
The figure covers complete finishing works for a plastered (semi-finished) unit: electrical rough-in and finish, plumbing rough-in and finish including sanitary ware and mixers, ceramic or porcelain tiling, gypsum and gypsum board, aluminium, paint, wooden frames and doors plus the apartment door, and marble. Every line is quantity × unit price, plus 15% engineering supervision and overheads, the way a contractor prices it.
It does not include plastering if the unit is still bare brick, kitchen cabinets, air-conditioning units themselves (the drainage rough-in is included), furniture, curtains and decorative lighting, or any structural work and wall changes.
How the number is calculated
Tashteeby doesn't just apply an "average per metre". The engine takes the unit's area and the number of rooms, bathrooms, kitchens and balconies and turns them into real quantities — square metres of floor and wall, electrical points and sockets, metres of pipe, doors and windows — then multiplies each quantity by the current market price of the material and labour.
