The bathroom is the most expensive square metre in a flat: plumbing rough-in, waterproofing, tiles floor to ceiling, sanitary ware and mixers. The figure here is the cost of one complete bathroom — the difference between a flat with one bathroom and the same flat with two — at current prices.

Tiles by bathroom size

The rough-in and fixtures stay roughly the same whatever the size; the tile quantity changes. Walls are tiled to the ceiling (about 3 m) with roughly 12% allowed for cuts — the same assumption the engine uses for a 6 m² bathroom.

Bathroom finishing steps and inspection points

1Supply and drain rough-inPolypropylene supply pipes and properly sloped drains. Pressure-test before anything closes over them.
2Waterproofing and flood testWaterproof the floor and about 30 cm up the walls (higher at the shower), then a 24–48 hour flood test before tiling.
3TilingWalls first, then the floor with a fall to the drain. Check lines and joints.
4Gypsum and paintMoisture-resistant gypsum board or a cornice, and paint suited to wet rooms.
5Fixtures and accessoriesBasin, WC, mixers and shower, then a final leak check at every point.
