Red brick, plastered or semi-finished? The same unit in three conditions

The handover condition decides how much work comes before finishing: on red brick you still need the rough-in and the plaster; a plastered unit needs the rough-in; a semi-finished unit (plaster and rough-in done) goes straight to gypsum and tiling.

Plastering: quantities and cost

Plaster goes on in stages: a cement splash coat that bonds to the brick, dots and screeds to get the walls true, then the base and finish coats. The engine takes the wall area from the floor area (about 2.5 m² of wall per m² of floor) plus the kitchen and bathroom walls, and the ceilings at roughly the floor area.

The rate includes cement, sand and labour; ceilings cost a little more than walls. Plastering takes about 15 working days for a 150 m² unit and needs curing and drying time before gypsum and paint.

Electrical and plumbing rough-in: before the plaster, not after

On a red-brick unit the electrical conduits and boxes and the supply and drain pipes are laid in chases in the brick before plastering, so they end up inside the wall. Do it the other way round and you break new plaster and pay twice.
