Economy, standard or luxury finishing?

The clearest way to compare finish levels is to hold everything else still: the same apartment and the same quantities, with only the materials and brand tier changing. That's what we did here for a 150 m², 3-bedroom, 2-bathroom flat.

Duration grows a little with the level: large-format porcelain, solid-wood doors and jumbo aluminium take longer to make and fit.

Quantities are identical across the four levels — the same square metres of tiles and paint, the same number of electrical and plumbing points. What differs is the material itself and the brand tier for sanitary ware, mixers and switches.

The biggest jumps are in tiling (EGP 61,158 → 137,480) and doors (EGP 23,040 → 89,012). Electrical and plumbing move less because most of their cost is pipe, cable and labour.

Where upgrading pays — and where it doesn't

✓ Reception floorThe most-seen, most-walked area. Porcelain is tougher and scratch-resistant, and changing it later means breaking it out.
✓ Front doorA Turkish steel security door is a real security upgrade, and the price gap is small against the total.
✓ Mixers and sanitary wareYou use them daily, and cheap ones leak and get replaced. Choose known brands with available spare parts.
✓ Aluminium on large openingsJumbo or thermal profiles make a difference to insulation, noise and sealing — especially for balconies and wide openings.
✗ Paint and coloursEasy to redo in a few years for little money; start with a good mid-range paint.
✗ Light fittings and gypsum décorCan be added or changed after you move in without breaking anything.
The one thing never worth economising on is what gets buried: cables, pipes and waterproofing. That's why the engine keeps their quantities the same at every level.
