What the number includes — and what it doesn't
The figure covers complete finishing works for a plastered (semi-finished) unit: electrical rough-in and finish, plumbing rough-in and finish including sanitary ware and mixers, ceramic or porcelain tiling, gypsum and gypsum board, aluminium, paint, wooden frames and doors plus the apartment door, and marble. Every line is quantity × unit price, plus 15% engineering supervision and overheads, the way a contractor prices it.
It does not include plastering if the unit is still bare brick, kitchen cabinets, air-conditioning units themselves (the drainage rough-in is included), furniture, curtains and decorative lighting, or any structural work and wall changes.
How the number is calculated
Tashteeby doesn't just apply an "average per metre". The engine takes the unit's area and the number of rooms, bathrooms, kitchens and balconies and turns them into real quantities — square metres of floor and wall, electrical points and sockets, metres of pipe, doors and windows — then multiplies each quantity by the current market price of the material and labour.
