To move straight in, the bill has five separate parts: the finishing, the kitchen, the A/C, the furniture, and the appliances, lighting and curtains. Here is each one on its own at current Cairo prices.

Standard finish, HPL kitchen and full furniture in the first rows. Furniture is priced per m² of floor area, so it grows with the size faster than anything else.
What each part includes
- Kitchen: upper and lower HPL cabinets installed (5 linear m × EGP 11,500) and a granite or quartz worktop (EGP 3,200 per m).
- A/C: 4 inverter split units, 1.5 HP, incl. installation and copper (EGP 42,000 each). The A/C drains are part of the plumbing rough-in.
- Furniture: complete bedroom, reception and dining furniture with soft furnishings, EGP 3,800 per m² of floor area.
- Appliances, lighting, curtains: fridge, cooker, hood and washing machine (EGP 95,000), a water heater per bathroom, decorative lighting and curtains with blackout, priced per m².
The biggest lever on the budget is the furniture level — basic, full, luxury or ultra — then the kitchen type and the number of A/C units. The calculator shows the effect of each choice instantly.

No. The 15% supervision applies to the finishing, kitchen and A/C only; furniture and appliances carry none.
What's the difference between "finishing + furniture" and "turnkey"?
"Finishing + furniture" adds only the furniture. "Turnkey" also adds the kitchen, A/C, appliances, water heaters, lighting and curtains.
How long until it's ready?
About 10–14 weeks for 150 m²; the kitchen, doors and furniture are made off site in parallel.
