Notes specific to the Cairo market
- Older units in Downtown, Heliopolis and Maadi usually need a complete renewal of electrical and plumbing, so rough-in takes a larger share than in a new plastered apartment.
- Apartments in the new cities (6th of October, Sheikh Zayed, Badr, Shorouk) are mostly delivered plastered or semi-finished — exactly the basis these figures are computed on.
- Labour in Cairo is higher than in the provinces, but materials are cheaper and easier to source — the net difference is small.
- Transport and carrying to high floors without a lift can add to tiling and gypsum labour; agree it explicitly with the contractor.

What the number includes — and what it doesn't
The figure covers complete finishing works for a plastered (semi-finished) unit: electrical rough-in and finish, plumbing rough-in and finish including sanitary ware and mixers, ceramic or porcelain tiling, gypsum and gypsum board, aluminium, paint, wooden frames and doors plus the apartment door, and marble. Every line is quantity × unit price, plus 15% engineering supervision and overheads, the way a contractor prices it.
It does not include plastering if the unit is still bare brick, kitchen cabinets, air-conditioning units themselves (the drainage rough-in is included), furniture, curtains and decorative lighting, or any structural work and wall changes.
How the number is calculated
Tashteeby doesn't just apply an "average per metre". The engine takes the unit's area and the number of rooms, bathrooms, kitchens and balconies and turns them into real quantities — square metres of floor and wall, electrical points and sockets, metres of pipe, doors and windows — then multiplies each quantity by the current market price of the material and labour.
