Shop finishing and fit-out cost
A shop is finished like any unit, plus the fit-out its business needs: a glass front, display lighting, a security shutter — and sometimes a kitchen hood or display shelving. That fit-out varies a lot by business type, and this page puts numbers on it.

- Flooring: porcelain at standard level — it stands up to heavy foot traffic and daily cleaning; luxury uses large-format porcelain.
- Lighting: track spots for display (about one per 4 m²) on top of the general lighting in the gypsum ceiling.
- A/C: 1.5 HP inverter split, installed, EGP 42,000 per unit; larger shops and restaurants usually need ducted A/C priced per m².
- Shopfront: priced per m², so a 120 m² shop with a wider front reaches 18 m² (EGP 56,736).
How the business type changes the cost
| Business | Total | Per m² | Fit-out | Duration |
|---|---|---|---|---|
| Retail shop 60 m²front · display lighting · shutter | 359,517 | 5,992 | 47,767 | 5–8 weeks |
| Pharmacy 70 m²shelving · counter · front | 487,827 | 6,969 | 142,982 | 5–8 weeks |
| Restaurant or café 180 m²hood · grease trap · fire safety · front | 882,512 | 4,903 | 115,276 | 10–14 weeks |
| Restaurant and pharmacy fit-out | Qty | Total |
|---|---|---|
| Restaurant: commercial hood, flue and extract | 1 | 35,829 |
| Restaurant: grease trap and commercial kitchen drainage | 1 | 5,971 |
| Restaurant: basic fire alarm and suppression (m²) | 180 | 16,740 |
| Pharmacy: shelving and display cabinets (linear m) | 42 | 104,496 |
| Pharmacy: dispensing counter | 1 | 13,270 |
A pharmacy costs more per m² than a plain shop because of the shelving and displays; a restaurant because of the hood, grease trap and fire systems that licensing requires. This covers the finish and fixed fit-out — not kitchen equipment, fridges or POS systems.
Before you start a shop fit-out
- Mall or district rules: many malls fix the shopfront design, materials and permitted working hours.
- Power: check the meter capacity before planning A/C, display lighting and equipment — upgrades take time.
- Fire and licensing: restaurants and cafés need civil-defence approval for alarms, suppression and the hood.
- Time is rent: every week of fit-out is rent with no income — order the front and shelving early and run parallel crews.
